The Marriott Bonvoy vacation rental platform, Homes & Villas, has launched an early-booking promotion for summer 2027 travel. Members who register and book eligible stays of five consecutive nights or more can earn 3X points on their reservations.
Promotion Rules and Key Dates
To qualify for the bonus points, members must register their account before making a reservation. Existing bookings made outside the promotional window do not qualify, and the offer cannot be applied retroactively. If you already have a booking, you must rebook during the promotional window to be eligible.
- Registration and Booking Window: October 19, 2026 (12:01 AM EST) through November 20, 2026 (11:59 PM EST).
- Eligible Stay Period: May 25, 2027 through September 11, 2027. The entire stay of five or more nights must be completed on or before September 11, 2027.
- Minimum Stay Requirement: Five or more consecutive nights at the same participating property.
- Booking and Payment Method: Stays must be booked directly through the Homes & Villas website and paid for in full using a credit or debit card.
- Points Posting: Bonus points will automatically post to the member’s account within 72 hours after checkout, provided the correct Marriott Bonvoy account number is attached during the booking process.
How the Points Calculation Works
Standard earnings at Homes & Villas are 5 base points per qualifying U.S. dollar spent. Under the terms of this promotion, registered members earn 3X base points—bringing the total to 15 points per dollar on the base calculation (or up to 20 points per dollar if the system calculates the 3X bonus points in addition to standard base points). Elite tier bonuses are calculated strictly on the standard 5 base points per dollar and are not multiplied by the promotion.
When estimating your points return, keep in mind that vacation rentals carry mandatory extras that do not count as qualifying charges. You will not earn base or promotional points on the following items:
- Taxes
- Booking fees
- Cleaning fees
- Security deposits
- Extra add-on services purchased for the rental
For example, if you book a five-night stay for a total checkout price of $3,000, and $600 of that total consists of cleaning fees, booking fees, and local taxes, your points will only be calculated on the $2,400 base rental rate.
Exclusions and Restrictions
Several booking types and property categories are excluded from earning bonus points during this promotion:
- Award redemption stays using points for either the entire stay or a Cash + Points booking.
- Accounts that have selected airline miles as their earning preference instead of Marriott Bonvoy points.
- Vacation rentals booked through third-party online travel agencies.
- Traditional Marriott-branded hotels, Marriott Executive Apartments, and Participating Brand Residences (even if those residences appear in search results on the Homes & Villas platform).
- Cancelled reservations or no-shows.
Practical Considerations Before Booking
Booking a summer 2027 vacation by November 20, 2026 requires committing to travel plans six to ten months in advance. Unlike standard Marriott hotels that typically allow free cancellation up to a few days before arrival, properties on the Homes & Villas platform are managed by third-party property management companies with varying cancellation policies. Many listings require significant upfront deposits and enforce strict cancellation windows.
Before locking in a reservation for the 3X points, review the specific cancellation terms and fee breakdown on the checkout page. If your travel plans are not finalized, prioritize properties with flexible cancellation policies and compare the total out-of-pocket cost (including service and cleaning fees) to ensure the value aligns with your expectations.
